OUR MANAGEMENT PROGRAM

All new accounts are carefully selected so that your property will receive proper attention. We offer a flexible menu of services – You choose only what you need, thus assuring optimum cost-effectiveness.

FULL SERVICE PROGRAM

  • Qualifying tenants
  • Conduct personal interview with prospective tenants
  • Run credit checks through the Credit Bureau
  • Sexual and Violent offenders search
  • Verify prospects information: employment, income, bank rating and rental history
  • Lease Preparation

Administration

  • Timely Disbursement of funds to owners
  • Funds managed by trust account
  • CPA ready annual consolidated statement
  • Compliance with applicable local, state and federal laws
  • Set up and maintain all necessary files and accounting system
  • Bill Paying such as: mortgages, property taxes, insurance and utilities
  • Provide owner with monthly financial reports

Collections

  • Prepare and send monthly statement to tenant, with applicable late charges
  • Follow-up on late payments
  • Prepare and send Eviction Notices
  • Pursue delinquent account through collection agencies and/or court action

Repair & Maintenance Services

  • Regular inspection of the property to identify any needed repairs or preventative maintenance
  • Access to MPM property repair service
  • 24 hour on-call service for emergency repair

Missoula Property Management will accurately assess your property and customize an aggressive marketing plan designed specifically for your needs. We realize our clients have unique needs and our team is committed to individual services. We provide a semi-annual market analysis to review market conditions relative to rent rates and vacancy factors. Some of our methods include:

This is our 24-hour, 7 day a week information center that shows available properties, pictures and provides rental applications. This is a convenient option for residents moving into the area and researching from their current location.

Local Newspaper:
Specific newspapers can be a good marketing tool. This depends on the proper location, price and characteristics. We can advise you on the cost and placement of ads.

Professional signage displayed at property: 
This shows the home is being leased by a professional firm and is a great form of advertising.

Yellow pages:
Missoula Property Management is a large advertiser in local yellow pages to draw prospective renters.

These expectations are important aspects of our success in the field of property management. We believe that the partnership between Missoula Property Management and our owners is further served by our involvement with professional associations and continuing education.

Our agents are members of the National Association for Residential Property Managers (NARPM), an organization committed to ongoing education and high professional and educational standards. This includes expert standards for treatment of clients, tenants and the public. It also covers maintaining property, protecting funds, disclosures, following fair housing laws and dealing with competitors. The NARPM logo denotes a true managing professional.

Our property managers receive a minimum of 12 credit hours of continuing education annually. Continuing education is a requirement by Montana State’s Board of Realty Regulation to ensure that licensed property managers are up to date with the changing state laws and regulations.

OWNERS INVESTMENT TO THE PLAN

We visit the property and meet with new clients to determine their needs and quote our services accordingly. We can customize services to best fit your needs. Our fees vary depending on the services desired. Owners cover the cost of advertising vacant property. The management agreement is one year.

OUR GUARANTEED COMMITMENTS

We want happy, satisfied owners. If you are not satisfied with our efforts, you may cancel the management agreement. You will not find a stronger guarantee in our market.
